An urban design study of a large downtown San Diego parcel across the street from the new Petco Baseball Park. The program was to study two mixed use residential towers over above grade (because of challenging soils conditions), encapsulated parking. The four story podium that covered the encapsulated parking acted as the outdoor amenity for the residential towers. The project incorporated a pedestrian bridge over Harbor Drive connecting the convention center, new Hilton Hotel and the ball park. The Imperial Ave. frontage was 100% active with retail, residential lobby and a collection of townhome entries which acted to screen the parking from the street.
